What we do
Settlement Agents, also known as Conveyancers, are charged with the huge responsibility of conveying an interest in land from a seller to a buyer. This may sound like a simple duty to undertake however no two properties are the same and as such no two settlements are the same.
There are many variables to consider and the following list is by no means exhaustive, in fact we will continue to add to this list and you can access the updates via our Latest news page:
- Location of the property
- Location of the parties
- Capacity of the parties eg minors (no that's not a spelling error - minors can purchase land but cannot mortgage it or sell it until they are of age), Executors, Administrators, Attorneys etc
- Encumbrances and other interests in the land
- Is the Buyer obtaining a First Home Buyer's Grant (FHOG)
- Obtaining replies to enquiries
- Any outstanding orders from the Council eg work/health orders
- Is the property connected to sewer
- Have the septic tanks been decommissioned
- Is there sufficient funds to pay out the debts, including outstanding rates and taxes
- Special levies
- Underground power
- Who is providing finance
- White Ant Activity
- Building inspection reports
- Fulfillment of special conditions
- Non fulfillment of special conditions
- Badly worded special conditions
- Lost Certificates of Title
- Lost clients, yes it does happen, they go away and fail to let us know!
- Tenants refuse to move out
- Bank loses the Title

Given the above it is imperative that you appoint a Settlement Agent/Conveyancer to act in your best interests.
