Formulating Special Conditions

When formulating special conditions be realistic, take into consideration the age of the home and/or appliances eg swimming pool etc.

A 40 year old home is going to have some cracks and rusted gutters, a 10 year old pool pump or bore pump is not going to work as well as a brand new one.

Be realistic!!

All special conditions should contain the following "elements":

  1. What needs to be done
  2. Who is going to do it
  3. Who is going to pay for it
  4. When does it need to be done
  5. What is going to happen if something is discovered
  6. Who is going to pay to fix it

Most Real Estate Agencies have standard special conditions however it is essential that you read the preprinted condition to ensure that it contains the elements mentioned above. You can make changes to the preprinted conditions, so if it does not meet your exact needs, change it so that it does.
